Rules, Policies & Terms

  • Pricing inquiries & Reservations could be made by phone (276) 644-6019 / (704) 644-1956 or via Contact Page (click "Contact" on top menu). You may request a reservation for up to one year in advance. Minimum rental period is two days. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate.

  • A deposit for half of the total reservation fee (by check) must be paid in order to guarantee the reservation. The entire balance amount (including the security deposit) must be paid by cash, check or certified check at least 30 days prior to arrival. Failure to pay on time may result in the cancellation of the reservation and/or forfeiture of the deposit.
  • PROPERTY DAMAGE INSURANCE COVERAGE: Underwritten by Stonebridge Casualty Insurance Company. Coverage is provided to all persons occupying the property listed. This plan is available to U.S. residents. It is also available to non-U.S. residents for travel to the U.S. Cost for the coverage is $59 (for protection up to $5000.00). This fee will be added to your reservation. There is no coverage unless your loss was caused by an unforeseeable event that occurs while coverage is in effect. Please call (877) 880-0975 to obtain your Policy or Certificate of Insurance. Beneficiary of the coverage is the property owner.          
  • SECURITY DEPOSIT:  A damage/cleaning deposit of $150 is due at least 30 days prior to the Check-In Date. The deposit is NOT applied toward rent however, is fully refundable within 30 days of check-out provided this entire policy agreement is met including the following provisions:
  • No damage is incurred by the rental cabin or its contents, beyond normal wear and tear.
  • Heels are not to be worn inside the cabin due to the damage they cause on hardwoods.
  • No charges are incurred due to contraband, or services rendered during the stay.
  • All debris, rubbish, discards and other items deemed as trash are removed and discarded at the Solid Waste Convenience Station (See directions below).
  • When you depart leave the property in the condition that you expected to find it when you arrived.
  • All charges accrued during the stay are paid prior to departure.
  • No linens or household items are lost or damaged.
  • Any other cost incurred by Homeowner due to Guest’s stay.
  • Guests agree to keep the doors and windows closed and locked when leaving the premises
  • Any damage in excess of the security deposit will be billed to the person booking the stay.
  • If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
  • CHECK-IN/OUT TIME: Check-in time is 4.00PM & Check-out time is 11.00AM. All times are EST when checking out or leaving the property, please lock all doors & windows.  (Cabin should be completely cleaned and vacated before check-out time)
  • CANCELLATIONS: Reservations may be changed or cancelled with full refund up to ninety days prior to the Check-in Date. Between ninety and thirty days before check-in date, any cancellations or changes will forfeit half of the rental fee. Cancellations or changes within 30 days of check-in date will forfeit full rental fee.
  • KEYLESS ACCESS NUMBER (Unlock Code): We will issue your own unique access number (via Email), once we receive full payment for the reservation and within 30 days prior to your arrival. Do not give out the access number to anyone you do not trust. Access number is unique to your reservation. Locks will auto-lock at regular intervals. Always have your unlock code ready with you. You may change this code to your own shorter code by following the instructions included in the email. The access number is valid ONLY for the period of your reservation & will not work before or after the reservation. Please keep the unlock code secure. You will be responsible for unauthorized users during your rental term. 
  • We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent during the entire stay.
  • FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of rental money and deposit, and the party will not be permitted to check in.
  • SMOKING is prohibited inside the Cabin. Please smoke on the outside porches and decks and use an appropriate receptacle for cigarette butts etc.  Please do not throw smoking material on the decks, porches, lawns or grounds.  An additional fee will be charged for cleaning the yard of cigarette butts and trash.
  • PETS are not allowed on the property.
  • NO Hunting of wild game. Firearms or ammunition are not allowed. Fishing is allowed on the creek. Fireworks are prohibited.
  • No cooking or grilling on the porch or decks.
  • No outdoor burning or OPEN FIRES on the property grounds.
  • Heels are not to be worn inside the cabin due to the damage they cause on hardwoods.
  • HEATING & AIR-CONDITIONING: Our property is equipped with an ecofriendly high-tech Smart Thermostat. It will automatically keep the cabin at a comfortable setting. In a rare event you need to adjust the settings, the “Touch Screen thermostat” is located on the left wall in the living room. Drag your finger across the screen to move the slider. Never use a sharp object such as a pen. Do not spray any liquids directly onto the Smart Thermostat.
  • Do not pick flowers, do not cut plants or harm any vegetation. You are welcome to pick ripe berries or fruits as long as they’re for your personal use here in the property. Please pick ripe fruits only and leave the rest for the next guests’ enjoyment. Also many wild birds, animals & bees depend on these berries, fruits and wildflowers.
  • INSURANCE: We encourage all renters to purchase traveler insurance.
  • This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for any encounters with wildlife and/or insects that may occur. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  • RIGHT OF ENTRY – Guests acknowledge, understand, and agree that the property owner  reserves the right to enter property at anytime to investigate disturbances, check occupancy, check damages, make repairs and maintenance calls, alterations, and improvements, as the owner/agent deem necessary. 
  • Keep the property, appliance, furnishings and all linen in good order.
  • Only use appliances & furnishings for their intended uses.
  • Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken out of the property.
  • WATER and SEPTIC: The property is on a deep well and septic systems. The mineral content in the water could be high.  When water turned on for the first time water may have an odor. By letting the water run 5-10 minutes will clear the odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.00.
  • No refunds will be given for weather related issues. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
  • HANDICAP FRIENDLY: Our property is "handicap friendly". However, it may not meet Americans with Disabilities Act requirements.
  • The Property is equipped with furniture, appliances, Washer & Drier, pots, pans, dishes, silverware, coffee maker, toaster, brooms, and vacuums, bedspreads, pillows, Blankets and towels. You must furnish your own paper products, cleaning supplies. You should also bring any items that you feel are indispensable for an enjoyable vacation. For the convenience of our guests, this property is equipped with TVs, telephone, and Wi-Fi internet access. We are not responsible for the malfunction of utilities, equipment, or furnishings. You cannot rearrange furniture or take any items out of the property. The property is equipped with outdoor CCTV cameras. You may not relocate, disconnect or modify the electronic equipment.
  • MAXIMUM OCCUPANCY:
  • Three Bedroom Rentals: Max 10 persons.
  • Two Bedroom Rentals: Max 8 Persons.
  • One Bedroom Rentals: Max 3 Persons.
  • OWNER CLOSETS: The owner of the property may keep personal items in one or more locked closets & cupboards. Please respect the wishes of the owner and do not enter those closets. Access to these closets is not included in your rental.
  • TELEPHONE, CABLE, AND INTERNET USE: All calls within continental USA are free. You should not charge any international calls, call 900 numbers, internet downloads, or pay-per-view shows to the property you rent.  More importantly you should not use the telephone, internet, or cable to access inappropriate material. You will be billed for the charges made by you during your stay plus an additional $50.00.
  • GRILLING: Outdoor grilling is permitted only on the concrete slab in the designated area. Grilling on decks, porches, or wooden walkways is prohibited. A gas grill is provided for your use. Guests must have propane tank refilled as needed and are responsible for supplying their own grilling utensils. Guests may not add any charcoal or other charcoal derivative to the propane grills. Please leave the grill clean upon your departure. No refunds are made for non-functioning grills.
  • TRASH: ALL GARBAGE MUST BE BAGGED including cans, paper, boxes, and plastics etc.  Bagged trash must be taken to the Animal Proof trash receptacle located near front parking area and latch it properly so animals can’t get at it.  Do not leave any garbage in the trash cans under, around or in the cabin. Please do not leave any trash or trash containers outdoor. Trash cans provided are not bear & animal proof. You are responsible for clean-up if a bear or an animal gets into the trash. Please do not throw trash off the decks.
    Any trash that will not fit in the receptacle must be taken in to a Washington county Solid Waste Convenience Station. The nearest location is at: 5168 Gate City Highway (U.S. Highway 58/ US421) (Approx. 3 miles from the property) Directions: From Abrams Falls Rd, turn Right to Rich Valley Road. Go to end of the road (2 miles) & turn Left to Gate City Highway (U.S. Highway 58/ US421), the collection center is ¼ miles to the right. Operation Hours: Monday - 12:00 p.m. - 7:00 p.m. Tuesday - Friday 11:00 a.m. - 5:00 p.m. Saturday - 8:00 a.m. - 5:00 p.m. If trash left on property, guest will be charge $50 trash removal fee.
  • CLEANING: When you depart try to leave the home in the condition that you expected to find it when you arrived. We have a very short period of time to prepare the home for the next tenant. You are expected to leave the home undamaged, clean, and ready for the next arrival. The following must also be completed: 1) Wash and put away all dishes; 2) Remove all food and trash from the property; 4) Wipe appliances, counters, etc. clean of excess spills; 5) Sweep carpets and floors; 6) Remove all bed linen & leave in the Washer & Dryer room. (7) Properly arrange all furniture, and 8) Clean decks or grill if used. Failure to complete these requirements could result in a reduction of your security deposit refund and/or additional billing.
  • ITEMS LEFT IN PROPERTY: We cannot be responsible for any personal items left in the home you rented. Please be sure to thoroughly check the home before you leave for any personal items. If after check-out you request us to search the home for a forgotten item and the item is found, the item will be returned by mail C.O.D. with a service charge of $20.00. Items found and not requested to be returned within 30 days after your departure will be discarded.
  • ERRORS: We have tried to make sure that all descriptions, and prices listed in our rental brochure and on our website are accurate; however, we are not responsible for errors.
